What changes the size of a rendering job

Harrogate rendering costs: what changes the size of the job

No prices are published here, because no contractor rates have been confirmed. What can be explained is why two rendering jobs on similar-looking houses can be very different in size. The same few things decide it every time: how the walls are reached, how much old render comes off, what is found behind it, which system goes on, how many details it has to work around, and the weather.

Access and scaffold

Scaffold grows with height, the number of elevations and how long it stays up. A three-storey Victorian villa with bays needs more scaffold, and more complicated scaffold, than a two-storey extension. Narrow side passages, conservatories, steep gardens and pavements all add to the work of getting access.

Time matters as much as size. Lime render goes on coat by coat and is then kept under damp hessian; Cornish Lime’s guide says the hessian should stay in place for at least two weeks. A silicone system needs its base coat to cure before the topcoat. Both keep scaffold standing longer than a sprayed one-coat render on a simple wall.

Removal, and what it uncovers

Overcoating sound render is much less work than stripping it. Hacking off render by hand is slow, especially old cement render on soft stone, which SPAB advises removing carefully with a hammer and chisel after a test patch. Pebbledash is slower again. All of it has to be bagged and taken away.

The biggest uncertainty is what is behind. Once render is off, a wall may need repointing, new bricks or stones, lintel repairs, filled openings sorting out or time to dry. Those repairs cannot be measured until the wall is bare, which is why a quotation should say how work found after removal will be assessed and agreed.

Height, bays and number of elevationsMore scaffold, more corners and returns
Hollow or cement render that must come offHand removal, waste and repairs behind
Repairs found after strippingMasonry, lintels and drying time
Lime or multi-coat systemsMore coats and longer curing under protection

System choice, details and permissions

Different systems involve different amounts of work on the wall. A respray of sound render is cleaning, repairs, masking and coating. A silicone system is a base coat with mesh, a primer and a topcoat, with waiting time between. A monocouche is one thick sprayed coat scraped to texture. A lime render is three coats by hand plus curing and limewash. External wall insulation adds boards, fixings and changes to sills, eaves and pipes.

Details take time out of proportion to their area. Every bay, sill, stone surround, quoin and bargeboard on a Harrogate villa needs masking, a bead or a careful hand-finished edge. Weather limits on the data sheets, such as K Rend’s 5°C minimum, can pause work. And in the conservation area, a planning application or an Article 4 permission for a colour change adds time before work can start.

Common questions

Why can’t a rendering quote be fixed before the old render is off?

Because the condition of the wall behind is unknown until it is exposed. A good quotation prices what can be seen and explains how repairs found after removal will be measured and agreed.
